Planning Changes would be a Disaster for Hampton!

The State Government’s targeted plan for Hampton will dramatically alter the character of our suburb.
Hampton Street / Hampton ‘Core’
A staggering 167% increase in building heights.
Rezoning will allow development of between 8 and 16 storeys, compared with current zoning of 3–6 storeys. The proposed scale will destroy Hampton’s village feel, reduce shopper parking, and create major overshadowing and wind-tunnel effects.
The Willis Street precinct behind Woolworths includes an area designated as a “Strategic Site”. We have not been told what this means, but in Suburban Rail Loop pilot schemes this designation has been used to justify high-rise towers of 25+ storeys — a disastrous outcome for Hampton.
Ongoing Council discussions have earmarked this same “Strategic Site” for parking and the Hampton Community Hub. Both will be lost if the State Government’s proposals proceed.
Catchment Areas (Residential Streets)
Prepare for a 100% increase in building heights.
Inner catchment: Streets currently capped at 2 storeys plus an attic or 3 storeys will be rezoned to allow developments of between 4 and 6 storeys.
Outer catchment: Streets which for generations have prevented development in excess of 2 storeys will be rezoned to allow for an increase to between 3 and 4 storeys.
Historic Heritage Protections
The new plan does not mark any of our current heritage precincts or buildings. There is no indication that valued heritage will be preserved.

Complete the Government’s Consultation Survey — NOW.
It’s a short survey and, while not ideal, you can still register your opposition to excessive height limits.

What else you should know
Bayside was set a target of 30,000 new dwellings by 2051:
- Working within the current height limits, Bayside is already on track to meet this target.
- So what is the rationale for imposing such drastic changes on Hampton?
